Pricing
Murals are a flat rate, all other pricing is by the square foot, which is based on the amount of prep required, the area being resurfaced, the Finish chosen & the sealer selected. Larger areas allow me to buy in bulk & I pass the savings along to my clients. Multiple jobs often save me time & gas, so I offer a discount for that. Pricing is an estimate only and actual charge may be lower or higher according to all of the above. Once a contract is signed, the agreed price is locked in & only the client may add changes by a signed 'Change order'.
Concrete - $2 -10 per sq ft. (pricing includes prep, overlay if chosen, coloring & 1-2 coats of sealer) Coloring existing concrete & sealed - $2, an Overlay of concrete (a fresh, even finish or new texture which accepts color better or best with lighter colors) with color & sealer is $4-6 per sq ft. Reflector Epoxy floors run $5 - $10 per sq ft, depending on desired look. Stamped concrete runs $6 - 9 per sq ft depending on detail of stamp. Spraytop concrete $5-6 per sq ft. Charges are based on average residential square footage, large or commercial projects are less per sq ft.
JaDecor $5-8 per square foot. Simple & non dyed cotton starts @ $5 , while dark dyes run up to $8 per sq ft.
Color washing walls - $2-3 per sq ft
Venetian Plaster -1-2 coats = $5 per sq ft, $2 per coat after that up to 8 coats. 4 coats = $9 per sq ft. The more coats & burnishing the higher gloss of the finish. 1 coat looks like suede, while 8 coats look like glass.

Switchplate Covers - $15-20 per plate
Furniture - priced by the detail of work & piece
Relief Stencils - $25 per stencil
Faux Leather - $5 per sq ft
Plastered Lace - $18-20 per sq ft
Kitchen Cabinets - $75-100 each door, $35- 50 per each drawer. Wood surrounds & side panels are included at no extra charge
Marbling - $5 per sq ft
Wallpaper - $20 per vertical strip
These are just an example of pricing - many variations need to be taken into account
(Do I need special equipment? Does the patio need power-washing or grinding? Water based sealer or rolled epoxy? Etc...
I have many many to 'Faux' (false or fake) my own finishes to work within a wide range of budgets. Example- Plastered Lace is $18 per sq ft, but if I use textured wallpaper & then faux finish with metallic paints on top - that is only $6 per sq ft with a very SIMILAR look. Let's talk.
